The Installation Process

1. Site Preparation

Before modules arrive:

Foundation work: Concrete footings & piers are prepared to suit the modular foundation design.
Utilities: Inground electrical, plumbing, and data service trenching and rough in is completed and ready for integration.
Accessible site: Ensure cranes and transport vehicles have a clear path to site with suitable ground compaction.

2. Delivery and Landing

Transport: Modules are delivered via truck to site.
Craning: A crane lifts each module and places it precisely on the foundation.
Alignment: Modules are aligned using laser levels and guided into place to ensure alignment.
Anchoring: Modules are bolted or welded to the foundation and to each other, depending on design.

3. Interconnection

Structural tie-downs: Modules are tied down to the footings or into the ground using steel chains and turn buckles or using another system specific to the environmental conditions.
Mechanical, Electrical, Plumbing : Systems are connected across modules and to site utilities.

4. Weatherproofing

This step ensures the building is sealed against water, wind, and temperature fluctuations:

Roof sealing: Flashing, membranes, and sealants are applied at roof joints and penetrations.
Wall joints: Exterior cladding is installed or patched at module seams, with weatherproof barriers underneath.
Skirting and underfloor skirting: For elevated modules, skirting is installed to block moisture and pests.

JPL Modular can design, fabricate, and install a wide range of transit braces to ensure your modular buildings are transported safely and securely. Whether you're moving modules to site or relocating them elsewhere, our custom bracing solutions are built to protect your investment every step of the way.

Inground Footings

Starting with strong foundations is essential—especially for modular buildings intended to be permanent. JPL Modular provides end-to-end footing solutions, arranging all necessary labour, plant, and equipment to deliver engineered concrete in-ground footings. Our work is guided by detailed engineering designs and geotechnical reports, ensuring structural integrity and long-term performance.

Above Ground Piers

All modular buildings require reliable pier systems—and with over 15 years of experience installing hundreds of structures, JPL Modular are true specialists. From 450mm high piers and beyond, we manage the complete process, including labour, materials, and delivery to site. Every installation is executed in accordance with structurally certified general arrangements and engineering designs, ensuring safety, stability, and compliance.

Tiedowns

JPL Modular installs a wide range of tie-down systems tailored to suit various building pads and environmental conditions. These systems are strongly recommended for all modular building installations to prevent movement or displacement during extreme weather events.

Chain Set into Concrete Footings – Durable and secure for permanent installations

Land & Weatherproof

Once the modular buildings arrive onsite, the JPL Modular team carefully lands each module onto the pre-prepared foundations, ensuring precise alignment. The modules are then securely bolted together to form a unified structure.

To ensure full weather protection, our team laps the roof sheets and installs external flashings on both the roof and walls. Inside, we complete the process by fitting internal flashings at every module join — across both walls and flooring — to deliver a seamless, weatherproof finish.

Subfloor Skirting

Subfloor skirting is an essential finishing element for modular buildings installed onsite. It serves multiple purposes, including:

Weather Protection – Shields the subfloor from wind, rain, and moisture
Thermal Insulation – Helps regulate internal temperatures and reduce energy loss
Pest & Debris Control – Prevents intrusion by animals and accumulation of debris
Bushfire Compliance – Supports compliance with fire safety regulations in bushfire-prone areas
Aesthetic Finish – Provides a clean, professional look to the base of the building
